The government has introduced, in the form of the Home Information Pack (HIP), a new concept in the buying and selling process of a property.

Pre-HIPs, key information required in the property buying process was either not gathered together or forthcoming until the latter stages. This has been cited as one of the reasons for long, unnecessary and frustrating delays occurring when buying or selling a property. It has also been a cause for some buyers (having discovered something about a property that wasn't apparent at the beginning) to back out of a sale at the very last minute.

With the introduction of HIPs, the majority of the required key information is compiled and made readily available for potential buyers to view at the outset. This allows buyers to make (at the very start) an informed decision as to whether to buy the property or not. In turn this will eliminate the scenario whereby a buyer due to discovering something untoward about the property, at the last minute backs out of the sale. It will also significantly help to speed up the whole property buying and selling process.

A Home Information Pack (HIP) now contains the following legal documents as a standard requirement:

The above documents provide the minimum legal requirements set out by the government. In some circumstances in order to satisfy the buyer's financial lenders criteria, there could be other necessary documents that a buyer may need to obtain. For a supplementary fee, these extra and optional documents can be added to a Home Information Pack (HIP) at the outset but this is entirely at the seller's discretion.
