We have attempted to answer them in accordance with our policies which incorporate laws and guidelines set out by governing bodies.

Who we are?
We are an independent Home Information Pack provider, compiling and supplying you with a complete HIP tailored to your property's requirements. We have our own in-house accredited Domestic Energy Assessors (DEAs) who can assess the energy performance of your property and supply you with an Energy Performance Certificate (EPC) either as part of the Home Information Pack (HIP) or separately.

A Home Information Pack is a collection of certain, essential documents compiled into a pack ready for potential buyers of your property to view.

Why do you need a Home Information Pack? (HIP)
A Home Information Pack is required by UK law when selling your property. Its purpose is to help speed up the buying process of a property and to reduce the amount of sales that fall through at the last minute.

What is in a Home Information Pack? (HIP)
Essentially there are several compulsory documents and several optional documents that make up a Home Information Pack. They are:

Compulsory Documents:

  1. Home Information Pack Index
  2. Energy Performance Certificate
  3. Sale Statement
  4. Land Registry documents (i.e. Title evidence and Title plan)
  5. Local Authority Searches (We use personal searches, but can provide official searches on request)
  6. Drainage and Water Searches (Con 29)

Optional Documents can include:

  1. Home Condition Report
  2. Legal summary
  3. Coal mining
  4. Environmental assessment
  5. Flood risk Assessments
  6. Home Contents Form

Some of these optional documents may be asked for by the buyer's financial lender in order for them to lend monies on the property. Without them this could slow down the selling process. If some of these optional documents are required, then for an extra cost, these can be included in your HIP.

Who owns the Home Information Pack? (HIP)
From the HIP provider's point of view, whoever actually pays for the HIP (e.g. you, your estate agent, solicitor etc) will be considered the owner. From your point of view and from the outset it is important to establish with any third party (solicitor, estate agent etc) even though they may have instructed and paid for the HIP on your behalf , that you have sole ownership over it. This is important in the event of changing estate agents/solicitors as knowing that you have sole ownership, you can take your HIP with you ( and providing your HIP is still valid, allay the fear of having to purchase another one)

When can I put my property on the market?
Once you have documented proof ( an official letter from the provider of your HIP will suffice) that you have instructed a Home Information Pack provider to supply you with a Home Information Pack, then your estate agent may start to market your property on the open market. The estate agent may also need the results of the Energy Performance Certificate (EPC) to use in their sales literature.

How long will it take before I get my Home Information Pack? (HIP)
We will deliver our standard HIP usually with-in 5 working days from the EPC assessment. You will be informed if your HIP will take longer due to unforeseen discrepancies, e.g. if the property is freehold or leasehold or appointment delay with the local authority etc.

How long is the HIP valid for?
The components of the HIP are valid for different lengths of time. The EPC is valid for 10 years from the lodgement date. If recommendations are carried out which will improve the energy rating, then a new one should be instructed by the owner. Generally the searche results are valid for 6 months, after which they are considered by some solicitors to be "out of date". If this is the case, then they may ask for a new search or searches to be instructed. Most HIP providers will charge for the renewal of the necessary components.

What will a Home Information Pack (HIP) cost?
The cost of a standard Home information Pack will be £225 (+ vat) for a freehold property. The cost of a Home Information Pack will be £275 (+ vat) for a leasehold property.

What are the additional costs?
Additional costs could be incurred :

  1. For any additional searches you require/instruct
  2. For conveyancing by a qualified solicitor (once your property is sold)
  3. If your property is not registered with the Land Registry
  4. If your property has lease-hold or common-hold status
