Energy Performance Certificates are the only new element of a Home Information Pack (HIP).
The EPC, as a legal requirement of the Home Information Pack, is a result of the UK government now embracing European laws and directives.
The EPC is similar to a car MOT in that it identifies what condition a property is in when thinking about energy efficiency and its carbon foot print.
The EPC looks at the present property and then recommends possible changes to the property to make it more efficient in the amount of energy it uses under average circumstances. These recommendations range from low cost to high cost and will indicate a possible average saving in financial terms.
The EPC is to be used as a guide for a potential buyer so that they are made aware of the energy efficiency of a property before they purchase it and move in.
